Hotel lobby sofa reupholstery: two curved leather sofas floated in open floor in a mixed-use lobby
Furniture — Commercial Sofas

Guests meet a lobby sofa from behind.

A sofa at home stands with its back to a wall. A sofa in a lobby is floated in open floor with its back to the doors, so the first thing anyone sees is the panel the trade builds to be invisible. Hotel lobby sofa reupholstery goes wrong when the budget is spent on the side nobody in that room is looking at.

What makes this piece different

Every other sofa has a side nobody sees. This one doesn't.

Hotel lobby sofa reupholstery starts where domestic upholstery stops: a back wall. The outside back goes against plaster, the outside arms sit beside a bookcase or a window, and nobody looks at any of it for the life of the piece. That assumption is built into how sofas are cut and into what they cost.

A lobby sofa is furniture used as architecture, and hotel lobby sofa reupholstery has to respect that. It is placed to steer people across a floor plate, away from the desk, into a waiting group — which means circulation on all four sides. And because lobby seating faces the room rather than the doors, the elevation pointing at the entrance is usually the outside back.

So the piece has no private side: every panel is finished work, and every panel is in somebody's eyeline before they have sat down. That one fact is what separates hotel lobby sofa reupholstery from the same job done at home.

Two different sofas, two elevations. An outside back is a whole separate piece of work — two seamed panels, an outside arm, a base rail — drawn, cut and sewn like any other. At home you have to shove the sofa out to see it. In a lobby it is commonly the elevation facing the door.
How the piece was specified

The back panel is usually the cheapest thing on the sofa.

Hotel lobby sofa reupholstery inherits a habit: the good hide goes where hands and bodies land — seats, inside arms, the fronts of the back cushions. The outside back and arms get what is left: a lesser cut of the same skin, a coated split, or a vinyl chosen to pass at three paces.

Our own split leather page says outside backs and arms are where a coated split outlasts the frame, and grain leather there is money nobody sees. On a domestic sofa that is correct — it is why a replacement panel is sometimes cut from the back when a front one fails.

In a lobby it runs backwards. The cheapest material on the piece is the one carrying the room, and the one that shows dust, trolley scuffs and any mismatch in sheen between grades. So hotel lobby sofa reupholstery starts by establishing what the back is actually made of.

Leather hides rolled side by side, each a different brown, showing different grain and thickness Hides pulled for selection. Grain, thickness and depth of color all shift along the row, and two that sit a shade apart in the roll can read as two different colors once one of them is a flat vertical panel under a downlight.
The check that costs nothing

You are already standing behind it.

At home, outside-back damage is found on the day the sofa is moved for the first time in a decade. In a lobby nothing has to be moved. Come in through the main doors, stop where the floor opens out, and whatever panel points at you is the one being judged. That free look settles most of what a hotel lobby sofa reupholstery has to cover.

Do it at an hour the space is busy. Hotel lobby sofa reupholstery is judged under the lighting the room really runs. Lobby lighting is unforgiving: downlights rake across a vertical panel and pick out every scuff and flat patch in the finish, and daylight through a glazed front shows a difference in sheen from across the floor.

Then the base rail, and the corner where the outside back meets the outside arm. Those take luggage wheels, cleaning machines and case corners, at exactly the height a wheeled case sits.

The finish has gone in the middle of the cushion, where bodies land. This is the failure everyone expects, and it is the photograph everyone sends.

The same kind of piece, at a corner nobody has ever sat on. Fine crazing right across the panel and a welt gone dry — damage that arrives from contact and light rather than weight.
Past recoloring

Neither could be brought back with color work. In both, the covering had failed as a material, so hotel lobby sofa reupholstery meant a new cover on the frame that was already there.

Dark leather lobby sofa before and after reupholstery: crazed, flaking finish in the before, an even dark cover in the after A dark sofa in a lobby, in front of a reception counter. The finish had crazed right across the back cushions and the seats, and flaked away in patches down to pale backing. Nothing sound was left to recolor onto, so the piece was recovered — same color, same shape, same frame.
Tan leather lounge sofa before and after recovering: burst seat cushion in the before, a charcoal cover in the after with the outside arm and base rail still tan A tan lounge sofa with the seat cushion burst open at the front edge and a tear on the inside arm. The frame was sound, so only the covering changed — deliberately, to charcoal. Then look at what did not change: the base rail and the outside arm are still tan. Against a wall nobody would ever know. Floated in a lobby, those are the panels facing the room.
What it means for the room

Lobbies do not keep a spare sofa.

Hotel lobby sofa reupholstery has no second piece in a store room, and the spot it stands in is the spot the room was planned around. So the work goes to the sofa. Cushions and loose covers travel out to be cut and sewn properly; the carcass is stripped and recovered in the room, on dust sheets. That is how reupholstery runs on any sofa too big to leave whole.

A floated sofa is the easiest kind of hotel lobby sofa reupholstery to work this way. A domestic one has to be hauled off its wall before anyone can reach the outside back. This already has open floor behind it, and that is the working side — the outside panel comes off first, because the tacking for everything else is under it.

What is worth settling early in a hotel lobby sofa reupholstery is sequence rather than cover: whether the piece is worked off-hours, whether a matching pair goes one at a time so the group still reads, and whether several pieces are batched together so the floor is disrupted once.

Under it is the timber rail and the tacking that holds every other panel on the piece, which is why this is the first thing off and the last thing back on.
Getting a price

We quote from the back panel out.

Hotel lobby sofa reupholstery starts from the photograph nobody takes: the sofa square on from behind, the whole outside back in one frame, shot from where a guest comes in. Then the seat, then any single failure close up. If the back is a different material from the front, that shows in the first frame — and it moves the quote more than the damage does.

Tell us which way the piece faces and how many there are. A lobby that reads as one scheme has to stay one scheme, so a hotel lobby sofa reupholstery quote is written against the group, not against the worst piece in it.

Before you book

What gets pinned down before a lobby sofa is booked

Does the outside back really need the same leather as the front?

On a floated piece, yes. The usual saving only works when the panel is hidden, and in a lobby it is the panel on show. Where the back is a cheaper grade, the options are to bring it up to match the front, or to accept a visible difference and turn the piece against something. In hotel lobby sofa reupholstery there is no third answer that costs nothing.

Can a lobby sofa be recolored instead of recovered?

Often, and it is the cheaper route when it works. Color work needs a sound surface under it. Where the finish is worn or faded but the leather is intact, recoloring is right. Where the finish has flaked off and left backing showing, or the leather has split, there is nothing to hold new color and the panel gets replaced.

Does the lobby have to close?

No. Cushions and covers leave to be cut and sewn, and the carcass is worked in place on dust sheets. Footfall decides the schedule, not the sofa — most hotel lobby sofa reupholstery runs off-hours so the floor is clear in the morning.

We have several pieces. Do they have to be done together?

They have to be quoted together, which is not the same thing. One hide batch across the group keeps the color consistent; doing them piecemeal months apart is how a lobby ends up with two shades of the same sofa. The work itself can be staged — see bulk projects.

Is this different from the work on guest room furniture?

Yes, mostly because of sightlines. A guest room chair is seen by one person at a time, close up, against a wall. A lobby piece is read at a distance by everyone who walks in. The hotel reupholstery page covers the whole property; hotel lobby sofa reupholstery is the one piece with no back to hide.
