The Building Decides
How the Job Runs
A fourth-floor walk-up, a doorman co-op that books the service elevator by the hour, a loft with a freight entrance. Each one changes what can be mended in place and what has to leave. Most of the furniture repair Manhattan apartments need happens in the room the piece already sits in.
Three Things Decide Whether It Leaves
Before anyone talks about method or price, the honest question is whether the piece can physically get out. In this borough that is settled by the stairwell, the elevator and the doorway — not by the damage. It is the first thing any furniture repair Manhattan estimate has to answer.
The stairwell
Pre-war stairs turn tight and often have a half landing that a three-seat frame cannot pivot through — the NYC egress code sets the width, not the furniture. When the route fails, working in place stops being the cheaper option and becomes the only one.
Full reupholstery
The service elevator
Managing agents release a window, not a day, and most want a certificate of insurance naming the corporation before the doors open. Get that filed early and the date holds.
Certificates of insurance
The doorway
Colour loss, cracking, scuffs, dye transfer and a single split panel never need to leave at all. That is the majority of what we are called for, and it is finished in the room.
On-site repairsMend the Cover, or Replace It
Once access is settled, every furniture repair Manhattan job turns into one of two. Either the hide is tired and the frame underneath is sound, or the cover has gone past saving and the piece needs a new one. Each has its own Manhattan page, with the timings, the material choices and what the building has to allow.

Buildings and operators ordering by the run rather than the piece start at commercial reupholstery.
Six Failures, Six Different Answers
These six account for most of the furniture repair Manhattan homes and offices call us about. Five of them are surface work and never leave the room. Each tile goes to the page that explains the fix.
Five Moves, Start to Finish
A furniture repair Manhattan job runs through the same five moves in the same order, whether the piece stays in your apartment or goes to the bench. Repair-only work stops after the third.
Measure where it stands
Dimensions, frame condition and the route out are all taken on the same visit, so the quote reflects your building rather than an average one.
Match the material
Hide, vinyl or fabric is chosen against the piece in its own light, because a swatch that matches under a showroom lamp rarely matches under a north window. See the materials guide.
Cut and sew
Panels are cut to the old covers as patterns so seams land where the maker put them. Single-panel work stops here and goes straight back on.
Strip, fill and cover
Old covers come off, webbing and foam are judged rather than assumed, and anything collapsed is replaced before the new cover goes on. That is cushion re-filling territory.
Set it back
Fixed seating is refitted in position and loose pieces are put back where they started, levelled, with the protective wrap taken away rather than left for you.
What Working in Place Asks of the Room
A furniture repair Manhattan visit arrives with its own tools, lighting and covers. Two things have to come from the room itself, and it is fair to know that before the date is set.
A working outlet
Heat guns, compressors and lamps all run off ordinary household power. One free socket within reach of the piece is enough.
A window that opens
Finishes are low odour but still need air moving while they flash off. A cracked window and an interior door left open covers it.
Floors and surrounding furniture are covered by us on arrival. If a piece is beyond in-place work, we say so at the estimate and quote the collection and return separately, so the two options sit side by side.
Yes, We Carry a COI
Most Manhattan boards and managing agents will not release a service elevator to anyone who cannot produce a certificate of insurance first, so a furniture repair Manhattan visit that turns up without one gets sent away at the desk. We carry general liability, workers' compensation and commercial auto cover, and the certificate goes out with your entities written onto it before the date is confirmed — not on the morning of the visit.
- Named, not just insured. Your ownership entity, your managing agent and, where the lease calls for it, the net lessee go on as additional insureds — spelled the way the deed spells them.
- Endorsements attached. A ticked box is only a claim about a form. The carrier's ongoing-operations and completed-operations endorsements travel with the certificate.
- The right holder, the right floor. Addressed to the ownership entity rather than the street address, with the unit and the nature of the work in the description box, so the dock desk can match it to your booking.
- Workers' compensation and disability. Carried as New York State requires, which is the line most rejected certificates fail on.
Two Frames Worth Keeping
Both of these came in as pieces that would have been cheaper to replace than to repair, and neither owner wanted to. The frames were sound; only the cover and the finish had gone.

Pieces restored by our workshop. Captions describe the piece and the work, nothing else.
Homes, Buildings and Offices
The method is the same; the scheduling is not. Furniture repair Manhattan work splits three ways, and what changes between them is who signs off and when the lift is free.
Apartments and townhouses
Single pieces, sun-faded arms, a cat-scratched side, a sofa that has to last another decade. Booked directly with you.
Buildings and amenity floors
Lobby seating, residents' lounges and roof-deck furniture, handled by the run rather than the chair, usually off hours.
Offices and workspaces
Reception seating, executive chairs and conference rooms, scheduled around the working day. See offices.
Fifteen Neighbourhoods, One Van
Each neighbourhood has its own page because what changes between them is access, not craft. Together they are the whole furniture repair Manhattan service area, river to river.
Outside the borough we cover the rest of the city the same way — Brooklyn, Queens, the Bronx and Staten Island, all from the New York City page.
The Material Sets the Ceiling
Every furniture repair Manhattan quote starts by naming the material, because what can be brought back depends less on how bad it looks than on how the surface was finished. Each one has its own page, with the failure it shows first and what putting it right involves.
Common pieces have their own pages, with the fault each one shows first: sofas, sectionals, chairs, recliners, dining chairs, ottomans and headboards. Upkeep between visits is leather conditioning; a cushion that is lost, split or no longer matches its neighbours is custom cushion matching.
Asked Before Every Visit
Can the work be done inside my apartment?
Most of it, yes. Colour loss, cracking, scuffs, dye transfer, a split seam and a single failed panel are all repaired in the room the piece already sits in. What genuinely needs a bench is structural: a broken frame, collapsed springs, or a full recover. We tell you which of the two you have before anything is booked, and we say so on the estimate rather than after the van has arrived.
Do you carry a certificate of insurance for my building?
Yes. Most doorman buildings and co-op boards want a certificate naming the managing agent and the corporation before they will release a service elevator window. Send us the building's requirements with the estimate request and the certificate is issued ahead of the visit, so the date is not lost to paperwork.
My sofa will not fit down the stairwell. What happens then?
That is common in pre-war walk-ups, and it is the single most useful thing to establish early. If the piece cannot make the route, on-site repair stops being the cheaper option and becomes the only one. Where a full recover is genuinely needed on a piece that cannot leave, the work is done in place over consecutive days rather than removed.
How long does a visit take?
Most single-piece work is one visit. Refinishing needs each coat to cure before the next, so the piece is usable the same day but should be left unloaded for a period we give you on the day. Reupholstery and panel replacement are quoted with their own timeline because the material has to be sourced and matched first.
Do you work outside business hours?
Yes, and in many buildings it is the only way the job runs. Service elevator windows are often early morning or evening, and lobby and amenity work usually has to happen when residents are not using the space. Off-hours and overnight visits are scheduled at the estimate stage, not treated as an exception.
Do you take on a whole building at once?
Yes. Amenity floors, residents' lounges and office suites are quoted as a run rather than piece by piece, which is both cheaper and faster because the material is cut from the same batch. That is handled through bulk projects.
